Position Purpose:

Formulate a Leasing Strategy at a building and Regional Level (informed by the market research). Determine and manage budgets. Setup leasing systems and adhere to manual and electronic filing system. Procure tenants for vacancies based on the tenant mix (leasing strategy).

Engage with tenants in leasing negotiations, agree terms and conditions of proposals to lease premises within specified parameters and conclude terms of standard lease agreements. Building relationships with National tenants.

Position outputs:

  • Oversee the leasing process from inception to completion.
  • Formulate and implement the leasing strategy.
  • Ensure that all guarantees and legal documents are in place and signed accordingly, working hand in hand with the leasing managers and leasing administrators (risk management).
  • Ensure that renewals are executed timeously.

  • Manage the procurement of tenants for vacancies, working hand in hand with the leasing managers, leasing consultants, and brokers.
  • Weekly management of leasing reports e.g., lease tracking, unsigned documents (offers, leases, addendums, AODs etc.), guarantees, vacancy, renewals, debtors, lease expiry etc.
  • Manage Tenant Installation (new tenants, subdivisions, relocations etc.) process and make sure the project team adheres to the project time frames and plan.
  • Handle tenant complaints timeously.
  • Maintain relationships with existing tenants and forging ones with prospective tenants.
  • Ensure that all marketing is implemented according to the marketing plan (working with the Marketing Team).
  • Assist in the marketing strategy.
  • Ensure that proper communication is made with tenants regarding any projects that will be taking place in the premises, be it building maintenance, TI when a new tenant is moving in, revamp, relocations, subdivisions or new developments.
  • Ensure that SLAs are adhered to by tenants (working with the Operations/Facilities manager).
  • Formulate a Quality Management System (QMS) and ensuring that it is adhered to by tenants and internal stakeholders.
  • Manage good relationships with both internal/external stakeholders to ensure a smooth running of the building.
  • Formulate and ensuring that budgets are adhered to

Qualifications & Experience:

  • Minimum NQF 7 Degree (Preferably Postgraduate Degree) in any Property Studies, Economics, Law, Finance, or any related fields
  • Any Real Estate or Leasing industry qualification and other similar industry Continuous Professional Development programmes and courses.
  • 3-5 years in the real estate industry
  • Demonstrable network of the brokerage community, retail, and commercial contacts, and similar
  • Member of SAFMA, SAPOA or any accredited body of knowledge is an added advantage.
  • Driver’s Licence (Code 8 or EB)
