Job Description: Responsibilities & Requirements


Key Responsibilities

Market Planning:

  • Assist Market Planning Analyst with the development of a rolling development plan for the region, including optimal trade zone selection and designation amongst franchisees
  • Provide market information to franchisees with which to plan their development

Site Selection and Proposal:

  • Interact with franchisees to identify and recommend new sites for expansion and/or relocation of the restaurant network, targeting specific priority areas/high-priority trade zones for KFC
  • Assist franchisees with their site selection, and as such, act as a regional “filter” to ensure that only sites with a strong chance of approval are presented to the Investment Committee (I.C.)
  • Provide economic input for development proposals using the Business Economic Model (BEM) and assist franchisees in their understanding and use of the BEM
  • Make presentations to the IC for new & relocate sites, as well as proposed closures (in line with agreed individual franchisee development plans)
  • Develop and maintain strategic relationships with Real Estate Owners/Brokers and Developers to ensure that KFC is a first choice tenant in prime locations
  • Identify & “secure” KFC sites for allocation to franchisees

New Store Pipeline Delivery:

  • Drive timeous delivery of the annual new and relocate targets via franchisees and their professional teams (achieving restaurant numbers, NUTS hit rate & store week targets), by pro-actively managing project milestones vs. plan by utilizing a professional project management approach
  • Sign off all new & relocate stores in the region before or immediately after opening
  • Ensure early presentation and approval of a healthy development pipeline for future development
  • Track performance vs. plan in the region and provide status report to management when required
  • Ensure that franchisee relationships in the region are stable and that issues are identified pro-actively and care is taken to include other members of the Development Team to solve problems (eg. trade zone designation)
  • Monitor and track the performance of contractors, architects, project managers and suppliers to prevent bottlenecks in terms of delivery of pipeline including new vendor approval, and escalate problems where necessary
  • Work closely with franchisees and KFC Design team to ensure that all build standards and specifications are adhered to and proactively seek out opportunities for more cost-effective build and material solutions

Asset Management:

  • Drive timeous delivery of annual Remodel Pipeline via franchisees and their professional teams to ensure that all remodels are timeously scoped, completed and signed off
  • Populate asset database to identify under-performing stores for relocation, facility change or closure

Innovation:

  • Enhance existing processes to assist in the development of new stores within the year they are planned for
  • Enhance existing processes to deliver all the remodels within the year that they fall

Stakeholders

  • Franchisees and their development contractors, suppliers & architects
  • Real Estate Partners such as developers, landlords and leasing agents
  • KFC Development, field Ops, field HR, and Finance
  • Site acquisition specialists
  • Local authorities

Travel requirements

  • Normal working conditions in the Office plus regular field trips

Qualifications and Experience

  • Undergraduate/postgraduate qualification required, with a preference in (Commercial, Engineering, or Town Planning)
  • Minimum 5 years in network planning and development in Retail or Construction 

Knowledge

  • Sound knowledge of market planning
  • Project management – sound knowledge
  • Zoning laws, building codes and permitting process
  • Investment analysis (DCF) 
  • Property Contractual Law – beneficial     
  • Sub-Sahara Development experience - beneficial
